What Is Structural Demolition?

Structural demolition covers the controlled removal of load-bearing elements, entire building sections, chimneys, foundations, and other structural components. Unlike interior demolition, this work directly affects the building's integrity and requires careful engineering review, proper shoring, and often permits.

Our crews work across Toronto and all 30 GTA municipalities — we know the local permit offices, soil conditions, and site constraints that affect your project.

Our Process

01

Structural Review

We review existing drawings and, where needed, coordinate with a structural engineer to confirm load paths and shoring requirements before any structural element is touched.

02

Permit Acquisition

Structural work in Toronto and the GTA virtually always requires a permit. We assist with the application package — drawings, scope descriptions, and engineer stamps when required.

03

Temporary Support Systems

Load-bearing walls, beams, and headers require temporary shoring before removal. We install and inspect all temporary supports before proceeding.

04

Controlled Removal

Structural elements are removed in the engineered sequence — no improvising. Masonry, block, and steel are handled with the right equipment and crew size.

05

New Structural Installation (if in scope)

If your project includes installing a new beam, LVL, or steel header to replace the removed structure, we coordinate with your framing crew or handle it directly.

06

Debris & Site Restoration

All structural debris is segregated and hauled. We leave the site clean and ready for the next phase.

Permits & City Requirements

Structural demolition in Toronto requires a Building Permit. Applications must include structural drawings and often a stamped engineer's letter. GTA municipalities follow similar requirements. Permit timelines vary — budget 2–8 weeks for Toronto Building. We can assist with the application.

Permit requirements vary by municipality and scope. We'll identify what's required during the site visit and advise on expected timelines.

Frequently Asked Questions

How do I know if a wall is load-bearing? +
Load-bearing walls typically run perpendicular to floor joists and sit above a beam or foundation wall. A structural engineer can confirm with certainty. Never assume.
Do you handle the permit application? +
We assist with the permit package and can work with your structural engineer to provide the required documentation. Final permit submission is typically the homeowner's or GC's responsibility.
How long does structural demolition take? +
A single wall removal with proper shoring and inspection runs 1–2 days. Larger structural projects are quoted individually based on scope.
Can you remove a chimney? +
Yes — interior and exterior masonry chimneys, from top to foundation. We handle brick, stone, and block, including safe roof penetration patching.
Is structural demolition disruptive? +
Yes — expect noise and vibration. We notify neighbours in advance when working in dense urban areas and work within municipal noise bylaws.
What's the difference between structural and interior demolition? +
Interior demolition removes non-structural finishes — walls, ceilings, floors, fixtures. Structural demolition affects the load-bearing skeleton of the building — walls, beams, foundations, and structural slabs.
