What Is Excavation & Site Prep?

Excavation and site preparation is the foundation of any new build or addition — literally. We dig footings and basements, grade lots, install drainage, remove topsoil and unsuitable fill, and prepare sites to the specifications your engineer or building designer has provided.

Our crews work across Toronto and all 30 GTA municipalities — we know the local permit offices, soil conditions, and site constraints that affect your project.

Our Process

01

Locate & Mark Utilities

Ontario One Call (Click Before You Dig) locates are mandatory before any digging. We initiate locates and ensure all buried utilities are marked and respected.

02

Site Survey & Layout

We establish grade benchmarks and excavation boundaries from your survey or engineer's drawings before any machine breaks ground.

03

Topsoil Strip

Existing topsoil and vegetation is stripped and stockpiled or hauled, depending on your site's soil management plan.

04

Bulk Excavation

Excavators and loaders remove the bulk of material to the required depth — basement, footings, or grade as specified.

05

Fine Grading & Compaction

Sub-grade is fine-graded to the specified elevation, compacted with a plate compactor or roller, and tested where required by your engineer.

06

Drainage & Backfill

Weeping tile, gravel drainage courses, and window wells are installed before backfill, which is placed in compacted lifts to prevent settlement.

Permits & City Requirements

Excavation for a new foundation or basement requires a Building Permit (granted as part of the full new build permit). Standalone grading and excavation for landscaping may not require a permit, but fill or grade changes near lot lines may require a Grading Certificate in some municipalities. We'll advise based on your scope.

Permit requirements vary by municipality and scope. We'll identify what's required during the site visit and advise on expected timelines.

Frequently Asked Questions

Do you do utility locates? +
Yes — Ontario One Call locates are initiated before every dig, and we mark all located utilities on-site before the excavator moves.
What happens to the excavated soil? +
Options: haul off-site to a licensed fill station, re-use on-site if clean fill is acceptable, or stockpile for landscaping use. We'll advise based on your municipality's requirements.
How deep can you excavate? +
We regularly excavate to 10–14 feet for full basement underpinning and new builds. Deeper excavations require shoring, which we can design and install.
Can you work on a tight urban lot? +
Yes — most of our Toronto work is on lots with minimal access. We select equipment sized to your site: mini-excavators and compact loaders where larger machines can't fit.
Do you install weeping tile and drainage? +
Yes — interior and exterior weeping tile, window well drainage, sump pits, and gravel drainage courses are part of our excavation scope.
What's the timeline for a full basement excavation? +
A standard Toronto detached basement excavation takes 2–5 days from breaking ground to fine grade, depending on soil conditions, rock, and haul distance.
