What Is Full Building Teardown?

A full building teardown is the complete demolition of a structure — from roof to foundation — and the removal of all debris, leaving a clean, level lot ready for new construction. We handle residential homes, garages, additions, commercial buildings, and industrial structures across Toronto and the GTA.

Our crews work across Toronto and all 30 GTA municipalities — we know the local permit offices, soil conditions, and site constraints that affect your project.

Our Process

01

Pre-Demolition Survey

We photograph the structure and adjacent properties, confirm setbacks, check for shared walls or easements, and document the site's condition before work begins.

02

Utility Disconnections

Toronto and GTA utilities must be formally disconnected before demolition: Hydro, Enbridge gas, water, sewer, and telecom. We coordinate all disconnection orders and ensure sign-offs are in hand.

03

Hazmat Abatement

Pre-1990 structures commonly contain asbestos, lead paint, and other regulated materials. Abatement is legally required before demolition under Ontario O. Reg. 278/05. We coordinate with certified abatement contractors.

04

Permit Acquisition

Full demolition requires a Demolition Permit from the local municipality. Toronto Building and GTA municipalities require a completed permit application, utility disconnection confirmations, and sometimes tree protection plans.

05

Structure Demolition

Using excavators, skid steers, and hand-held equipment as the job demands, we demolish from top to bottom — roof, walls, floor systems, then foundation as required.

06

Debris Hauling & Backfill

All demolition material is sorted, loaded, and hauled to licensed facilities. The excavated area is backfilled and graded to a clean, flat lot.

Permits & City Requirements

A Demolition Permit is mandatory for full building teardowns in Toronto and all GTA municipalities. Toronto Building also requires a Tree Preservation Plan if trees within 6m of the work zone may be affected. Permit timelines: typically 3–6 weeks in Toronto; faster in some GTA municipalities. We can assist with the application package.

Permit requirements vary by municipality and scope. We'll identify what's required during the site visit and advise on expected timelines.

Frequently Asked Questions

Do I need a permit for a full teardown? +
Yes. A Demolition Permit is required in every Toronto and GTA municipality. All utilities must be formally disconnected before the permit is issued and before demolition begins.
How long does a full teardown take? +
A typical Toronto home demolition takes 1–3 days to tear down and 1–2 additional days for debris removal and backfill. Total site clear: 3–5 days.
Do you handle asbestos abatement? +
We coordinate asbestos and hazmat abatement through certified contractors. Abatement must be completed and signed off before demolition proceeds under Ontario law.
How close can you work to a neighbouring structure? +
We regularly work on semi-detached homes and zero-lot-line properties. Party wall and shared-foundation teardowns require careful hand demolition at the shared interface and are quoted separately.
What happens to the lot after demolition? +
We backfill the excavation, grade the lot to positive drainage, and leave the site clean. Foundation removal is optional — many new builds pour directly on the existing foundation if it's sound.
Can you save materials before teardown? +
Yes — selective salvage of doors, hardwood flooring, plumbing fixtures, and other reusable materials can be arranged before demo begins. Add it to your scope during quoting.
